This will be the start of the entire design and building journey.

The client can either have some sketches, pictures or just an idea to as what they want. We will then set up a meeting to discuss the site and the requirements of the design.

A basic sketch design will be develop between the client and JOA, this sketch design will lead on the be the base of the Design Development.

The sketch design will be developed to a tender drawing stage where the client will be able to see more in detail what the final design will look like.

As soon as the final design has been approved by the client, the municipal building application and all the needed permits will need to be applied for.

This is mandatory for all newly built houses and alterations to existing houses, construction can only start with the municipal plan approved and needed permits has been issued.

The following documents will be required for the municipal application:

• Final design of plans ( by JOA )
• Fenestration Calculations
• Title Deed
• Home Owners Guidelines ( if applicable )
• Contour Plan of Site
• Surveyor General Site Diagram
• OSCAE permit ( if applicable )
• Power of Attorney letter
• Copy of Demolition Certificate ( if applicable )

Municipal forms to be completed:

( if a power of attorney letter has been signed, JOA will sign the listed forms on behalf of the client )

• Building Plan Application form
• SANS form 1 ( Architectural professional’s appointment )
• SANS form 2 ( Engineer’s appointment )
• Engineer’s Certificate

Additional information:

When selecting a contractor or builder to build your newly designed house, make sure they are NHBRC registered.

The contractor should be able to prove you with a current NHBRC registration certificate.

It is the contractor’s responsibility to enroll the client’s house, but enrollment fees payable by the client.
